What goes into the draft, and what never does

From you: rent or sale, the layout, the gross and net area, the floor, the furnishing, the aspect, the parking and, if ours is wrong for your block, the heating. Nothing you type leaves your browser.

From our atlas of 139 Istanbul complexes: the complex's facilities, its heating, the year a completed complex was finished (or a dated note where it was handed over in phases), the nearest station with a walking time estimated from the map (left out when it is more than a 20-minute walk), and straight-line distances to Istanbul Airport and Sabiha Gökçen. The atlas covers complexes on the European side, from Halkalı to Nişantaşı; for any other complex the draft uses only what you type.

Never: a price, a view, a superlative, a promise about value or returns, or the name of a listing website. A viewer can check every line of the draft; keep it that way when you add your own.

Turkish advert words you will meet

  • kiralık for rent, satılık for sale.
  • 2+1: two rooms plus a living room, so two bedrooms and a lounge. The kitchen and bathrooms are not counted; 1+0 is a studio.
  • brüt and net: gross area (walls and often a share of the common areas included) and the usable floor inside the walls.
  • eşyalı furnished, eşyasız unfurnished, beyaz eşyalı with white goods only.
  • cephe: the way the windows face; ara kat: a middle floor.
  • aidat: the monthly service charge. If you do not know yours, the letter to your site management asks for it.

Publishing it

Since 1 January 2025 a rental advert, and since 15 February 2026 a sale advert, can only go live on a Turkish property website after EİDS, the Ministry of Trade's electronic listing verification. When you place the advert yourself, the platform matches you to the land registry through e-Devlet, with the identity your title deed is under. If you have no e-Devlet login, read EİDS for foreign owners before you try. If you would rather we list it and you have an e-Devlet login, you authorise us there: granting listing authorisation.

You are responsible for your own advert. Check every line against your own flat and block before you publish; the atlas describes the complex, not your door.

A drafting aid, not legal advice. The draft is yours to change; we publish nothing.
