How do I tell my tenant, in Turkish?
The notice your tenant should receive before the new rental year: old rent, rate and new rent at the official cap for your month, written in Turkish with an English translation beside it. Copy it, print it or send it on WhatsApp.

More about this tool →Tax is simplified: the 2026 residential exemption (₺58,000) and the 15% lump-sum expense deduction are applied, then the 2026 marginal rate for the income band you selected. Bands are expressed in gross rent; if you also have salary or business income, the next band up may be closer to reality. The residential exemption does not apply to shops, offices or warehouses, where rent is usually subject to withholding, so for commercial property this tool understates the tax. My flat is empty: should I lower the rent?
Your asking rent against a lower one that would let sooner, with the months each would sit empty and what an empty month costs you. The answer depends on how long the tenant stays, because the legal cap carries a higher starting rent into every renewal.
