What owners abroad ask us most
I live abroad. Can you let or sell my Istanbul property without me being there?
Yes — this is a large part of what we do. We handle the valuation, the photo and video shoot, the listing, viewings and candidate screening on the ground, and keep you updated in English. You are involved for the decisions that are yours to make: the price, the candidate and the signature. Where you cannot sign in person, the process is completed through a power of attorney that can be arranged at a Turkish consulate in your own country.
Is the valuation really free? What do you expect in return?
It is free and commits you to nothing. We inspect the property, analyse comparable sales and rentals in the district, and give you a realistic range. Whether you then work with us is entirely your decision. We are paid the legal service fee only if a letting or sale completes.
Do I have to give you an exclusive mandate?
No. We ask for a written service agreement so that the terms are clear on both sides, but we do not require exclusivity to take a property on. What we do ask for is the listing authorisation the Turkish regulation requires, which the owner grants through the e-Devlet portal and can withdraw at any time.
What are your fees?
Letting: one month's rent plus VAT, paid by the tenant, not you. Sale: 2% + VAT from you as the seller, only when the sale completes. That is half of the 4% legal ceiling on agency commission; depending on the deal, the buyer may pay the other half. Property management: 5% or 10% of the rent actually collected, plus VAT, and nothing while the flat is empty. Everything is agreed in writing before we start, not negotiated once a buyer or tenant is at the door.
How is rental income from a Turkish property taxed?
Rental income earned in Turkey is declared in Turkey, and non-resident owners are taxed on it. Residential rent below an annual threshold is exempt; the threshold changes every year. Rates, thresholds and any double-taxation treaty between Turkey and your country all affect the outcome. Treat our guide as an orientation and confirm your own position with an accountant before filing.
Which parts of Istanbul do you cover?
Both sides. Our office is in Bahçelievler and the European-side portfolio is concentrated in Bahçelievler, Zeytinburnu, Bakırköy, Başakşehir, Bağcılar and Eyüpsultan. On the Asian side we work in Ümraniye, where we value and let apartments in Exen İstanbul, and take on properties in Kadıköy, Ataşehir, Maltepe and Kartal. Outside Istanbul we decide case by case; our current portfolio also includes properties in Tekirdağ and Mersin.
