Inside the flat

  1. Windows opened, rooms aired; taps and toilets run so the traps do not dry out.
  2. Ceilings, walls, under sinks and behind the washing machine checked for damp, leaks and pests.
  3. Locks, windows, shutters and the intercom tested.

Meters and systems

  1. Electricity, water and gas meters read and photographed.

  3. Fridge, mains and water valve left in the state you have chosen.

Building and post

  1. Post and any notices collected and photographed; anything official is read to you.
  2. A word with the building manager or doorman: notices, arrears, planned works.

What is handled while you are not thinking about the flat

Vacant property care, frequently asked

Is this the same as property management?

No. Property management is for a let flat: rent, tenant, renewals. Vacant property care is for a flat nobody lives in: keys, scheduled checks, the building and the tradesmen. If you later decide to let it, the same team moves it onto management; you do not start again.

How often do you visit?

Monthly by default; fortnightly in winter or quarterly is possible by arrangement. Every visit reaches you as a photo report. Extra visits are on request, and nobody enters outside your instructions.

Who holds the keys, and how do I know who has been in?

Keys are kept sealed and logged at the office. Every entry is recorded with date, purpose and photos in an access log that appears in your report. Keys are released to nobody without your written instruction; tradesmen are accompanied.

What happens if there is a leak while I am abroad?

When a neighbour or the building manager calls, someone goes that day, evenings and weekends included. Whatever is causing damage is stopped first, photographed and reported to you. A repair above the limit in your agreement comes to you with a quote first; below it, it is done without waiting.

Can you pay the aidat and the bills for me?

We monitor them and remind you. The cleanest route is an automatic payment order from your Turkish account, which we help you set up. If you have no Turkish account, we can settle them by arrangement and pass them through at cost on the monthly statement.

Can my family or guests use the flat?

Yes. Tell us the dates: the flat is aired, water and heating switched on before arrival, keys handed over as you instruct, and the flat is checked after departure with a photo report.

How is the fee set?

A flat monthly fee, billed annually. Three facts set it: the flat's size, the building type (managed complex, standalone building, villa) and the district. Send those and you get a written offer. Labour, materials, cleaning and bills pass through at cost with receipts.

Do I need to give you a power of attorney?

Not for visits, keys or coordinating tradesmen. Only where a signature in your name is required, such as an owners' assembly, a utility transfer or the land registry, and we tell you in writing beforehand which step needs it.

Is my empty flat insured?

DASK earthquake insurance stays compulsory while the flat is empty, and we remind you before it expires. Home insurance is optional; some policies carry conditions for homes left empty for long periods, so check yours.
