It has indoor and outdoor pools, sauna, sports pitches and pay-per-use Foldhome rooms, with YTÜ and İstinye University close by. Many flats are small 1+1s and home offices, and the land registry still shows kat irtifakı.

- Keys. If a relative, the management or another agent holds them, your signed key release letter brings them to us.
- The tenant. You approve the tenant before anything is signed.
- The rent. With full management, collected rent reaches your account within 3 working days, in Turkey or abroad.
- Visits. A photo report every 6 months and at each change of tenant.

- Title deed. The land registry showed construction servitude title (kat irtifakı) when we checked in October 2026. Each flat's deed can differ, so read yours box by box.
- Heating. Central heating, metered per flat. Before an empty winter we confirm with the management how it runs and how it is billed.
- Service charge (aidat). We publish no figures for any complex; it differs flat by flat. With your written authority we confirm yours, and any unpaid months, with the management. Or ask them yourself with our letter to your site management.
- Keys. If someone else holds them, a key release letter asks them to hand the keys to us or to someone you name.
- A foreign tenant. Some neighbourhoods are closed to new residence registrations by foreign nationals; if your tenant is one, we check your address first.
