Which leases the September 2026 rate applies to
The rate applies to leases whose new rental year begins in September 2026. TurkStat publishes the previous month's inflation on the 3rd of each month, or on the next working day when the 3rd falls on a weekend or public holiday, and the twelve-month average in that bulletin is the ceiling for renewals in the month of publication. A lease that renews in September 2026 therefore uses this figure; one that renews next month uses next month's bulletin, whatever the contract says.
Two figures appear in every bulletin. The headline annual inflation rate is the one the news reports; the twelve-month average is the one the law names, and the two differ. Only the second is the legal cap.

The cap has fallen every month of 2026 as inflation has eased. For a landlord that means the later in the year a contract renews, the smaller the permitted increase. For a lease that fell behind the market during the 25% cap years of 2022 to 2024, no CPI increase closes the gap; the five-year rent determination route is the only one that does. Applying the increase correctly
- Give written notice before the renewal date and keep proof; a notary notice is strongest, a dated message exchange works in practice. Write the notice in Turkish and English.
- State the old rent, the rate applied and the new figure in the notice. "Increased by CPI" invites argument.
- The increase runs from the new rental year, not from the date you remembered to send the notice.
- Collect the new rent through a bank. Cash rent carries a penalty and leaves you with no evidence.
- Rent agreed in foreign currency cannot be increased at all in the first five years; the CPI mechanism is for lira contracts.
