Each month's page has worked examples in lira and a calculator. The cap went from 34.88% in January 2026 to 31.49% in October 2026; we add each new month after TurkStat publishes it.
Sources
- TurkStat (TÜİK), inflation and price statistics: the monthly Consumer Price Index bulletin. The legal figure is the change on twelve-month averages, not the headline annual inflation rate the news reports.
- Turkish Code of Obligations, Law No. 6098, article 344: an increase agreed for a new rental year may not exceed that change.
- The temporary 25% cap of 2022 to 2024 no longer applies: it ended in July 2024, and renewals since then follow the twelve-month average rule above. What that era did to today's rents is explained in Turkey's legal rent increase cap.

Using the figure
- Work out the new rent for any renewal month with the rent increase calculator.
- Write the notice to your tenant in Turkish, with an English translation beside it, with the rent increase notice tool.
- Once a lease has run five years, a judge can set a new rent free of the cap, from comparable rents and usually with a discount for the sitting tenant: see the rent determination lawsuit.
