What you should know about the project
Yenişehir Evleri is a large-scale housing project developed jointly by Emlak Konut, Turkey's state-backed developer, and Turkish Airlines in Dursunköy, Arnavutköy, right beside Istanbul Airport on the European side. Instead of towers it uses low-rise architecture: blocks of ground plus six floors, mostly 2+1 and 3+1 layouts (two or three bedrooms plus a living room), wide internal roads. It is built and handed over in phases. The first deliveries began in 2025 and continue phase by phase, so which phase an apartment sits in is the first thing that sets its price.
The airport is the pull: for staff of the airlines, the logistics firms and the service businesses around it, work is a walk or a few minutes' drive away. Phase 10, where the apartment we market sits, is the phase closest to the airport and exits straight to it without crossing the site's internal traffic. A market, a primary school and a mosque are right nearby, and schools and shops arrive as the project grows.
Buying here has a particular mechanism: an apartment whose title deed has not yet been issued changes hands by contract transfer registered with Emlak Konut. The buyer officially takes over the seller's rights and obligations under the contract; "debt-free" means no unpaid instalments or arrears remain on it. We check the current contract statement with the buyer before the transfer. The most expensive mistake in this project is paying a deposit without seeing that statement.
