What you should know about the project

Akzirve Topkapı 29 stands in Seyitnizam, Zeytinburnu, on Istanbul's fast-regenerating Topkapı corridor. Two things make it attractive: direct public-transport access to the historic peninsula and the central business districts, and the breadth of on-site amenities. Indoor and outdoor pools, a gym, a spa, an on-site shopping mall, covered parking and 24/7 security are all in one complex.

Apartments come with built-in kitchens, underfloor heating, air-conditioning infrastructure and smart-home systems as standard; heating is central with individual metering, and many layouts have 3.05 m ceilings and generous balconies. What really drives rent here is not floor area but floor, aspect and view: a sea-view unit and an identical layout facing a closed aspect rent at visibly different levels.

The portfolio currently starts at ₺59,000 for a 1+1 and runs to ₺145,000 for a 4+1. (A “2+1” is two bedrooms plus a living room, so a 4+1 is a four-bedroom flat.) The gap is not explained by the number of rooms alone. The real story is in the rent per m².

Why the largest apartment is not the most expensive one

The highest rent in the table belongs to the 142 m² net 4+1 on Floor 12. Yet the largest apartment in the portfolio by net area (152 m² net, 4+1, on Floor 1) is marketed at a lower rent. More square metres, less rent.

That is the clearest possible evidence that pricing in this project is set by floor, aspect and view rather than by floor area. A copy-paste advert misses precisely that. An apartment priced off "3+1s in this complex go for about X" loses its owner money every month if it is high up with an open aspect. It sits empty for months if it is low with a blocked one. Both mistakes are expensive: one month vacant costs roughly 8% of the annual rent.

How to read rent per m²

One trap when comparing rent per m²: small apartments cost more per square metre everywhere. A 1+1 showing a higher per-m² rent than a 4+1 is not a quirk of this project. It is the fixed cost of a kitchen and bathroom spread over less floor area. Per-m² rent is only a meaningful comparison within the same layout.

The order we see from our own live lettings is: floor and aspect first, then furnishing and renovation standard, then layout. Floor area comes after all three. The on-site amenities (pools, spa, mall, parking) are the common denominator that brings tenants to the project but explains nothing about the differences between apartments. A tenant comes to the complex for the facilities and pays extra for the aspect.

Aidat (the building's monthly service charge) and the deposit are part of the negotiation too. The deposit is listed in the specification table on each apartment's own page; the aidat is set by the building management, so ask us for the current figure. Heating is central with individual metering, so the heating bill follows actual use. Heating is the question we field at almost every viewing.
