What you should know about Axis İstanbul

Axis İstanbul is a mixed-use complex on Osmangazi Caddesi in Topçular, Eyüpsultan, developed by Sur Yapı with Hayat Holding and opened in 2016: a shopping mall with office blocks rising above it. For an office tenant that means food, banks, a sports centre and parking inside the same structure, with direct access from the office floors into the mall. The complex sits on the slope above the Golden Horn and the historic peninsula, so the upper floors take a city view.

Transport is the reason this building lets. The M1 metro's Bayrampaşa-Maltepe station, the T4 tram's Demirkapı stop and the Edirnekapı metrobus stop are all within walking distance, with the E-5 and TEM motorways a few minutes by car. The first question at almost every viewing is the same: "can our staff get here by public transport?" Here the answer is yes.

The blocks have 24/7 security and reception, covered parking and shared meeting rooms; each office runs its own fan-coil climate control, so it sets its own temperature and pays for its own use. What sets an office's rent

This is the order we see from our own listings here. First, net usable area: adverts quote gross; tenants look at net. Then aspect and light: an unblocked, sun-filled office and the same square metres facing inward do not rent alike. Then fitness for use: clinic infrastructure, a separate kitchen and an accessible WC open an office to a second tenant segment. Last, furnishing: delivered empty, or with a furnished option.

The service charge (aidat) is part of the rent in the tenant's mind: independent fan-coil units mean heating and cooling follow actual use, but security, reception and common areas are paid through the charge. Tenants budget on rent plus charge, and a price set as if the charge did not exist is the most common reason a good office goes stale in the listings.
