Our units here are among the largest in the building. Our commercial work in Başakşehir centres on İSTOÇ and Olimpa Mall, so we know how a mall unit is priced and who rents it from viewings, not from listing portals.
What you should know about Olimpa Mall
Olimpa Mall has traded since 2010 on Şair Erdem Beyazıt Caddesi in Başakşehir Mahallesi, a planned district on Istanbul's European side. It is a neighbourhood mall: close to seventy stores, a supermarket level, food and service units, covered and open parking. Unlike the region's destination malls, its customers are not tourists or day visitors but the families living in the surrounding housing phases. The same people come every day of the week for groceries and daily needs. For a shop inside a mall that is the most valuable customer there is: regular, repeat and close by.
Transport is simple: the M3 metro's Başakşehir station is within walking distance, and the district's main boulevards and the TEM motorway are minutes away by car. But inside a mall a large share of the traffic arrives through the car park. That is why units with direct access from the parking level and units deeper in the corridors do not command the same rent.
Başakşehir is a family district on the residential side, and the opening of the Çam ve Sakura City Hospital added a permanent working population. That demand makes a supermarket-level unit attractive to food, health and everyday-service tenants.
Do you own a shop in Olimpa Mall?
Letting a mall unit is not like letting a flat: a tenant from the wrong sector pulls the rent down and costs you time at eviction. We screen candidates on sector and payment capacity and secure the paperwork from the start, including the vacate undertaking (tahliye taahhütnamesi), the tenant's written promise to leave at the end of the term. We handle the free valuation, boosted listings on our sahibinden.com store and tenant pre-screening. On a letting the tenant pays our fee, and on a sale you pay only when it completes. Many of our owner clients live abroad, and the whole process, including the listing authorisation via e-Devlet, runs remotely.
