What sets the rent on a Kale apartment?

In the new towers nearby, the view sets the rent. In a 2016–2018 complex of ground-plus-ten blocks around courtyards, what sets it is the condition of the individual apartment. Two units of the same layout in the same block can be a double-digit percentage apart, and the reason is almost always one of these four:

• Age of the kitchen and bathroom. The complex's delivery standard still holds up, but a kitchen after eight to ten years of use does not command the rent of a refitted one. These are the two rooms a prospective tenant lingers in longest at a viewing.
• Aspect and floor. Units facing the courtyard and landscaping sit ahead of those facing the E-5, on noise alone. Low down, the courtyard aspect decides it; high up, it is open outlook.
• Furnishing. White goods and air conditioning earn a clear premium with this corridor's tenant profile: working families who want the move done quickly.
• Aidat (the building's monthly service charge). A tenant budgets on rent plus service charge as one number. Pricing the rent as if the aidat were invisible is the most common reason a well-kept apartment goes stale on the portals.

Where to see current rent levels

We have no apartments listed inside Kale at the moment, so this page quotes no "rents in this complex are about X" figure. Doing so would just copy asking prices off the portals rather than tenancies that actually signed. Instead, the rent table on our Akzirve Topkapı 29 page, a few hundred metres along the same axis, is computed from our live portfolio: layout, floor area, floor and rent per square metre together. The two complexes are not the same product (Akzirve is newer with broader amenities, Kale more established and lower density), but they draw on the same tenant pool. The per m² column is a genuine starting point for the band on this corridor.

Pricing your own apartment

The practical order: mark where your apartment stands on the four points above, take the per-m² band from the neighbouring project as your reference, then put the aidat inside the tenant's budget. A price set without doing all three means either months of vacancy or a year of under-renting. One empty month costs roughly 8% of the annual rent.
