What drives value in this complex
Kuzu Grup developed Sea Pearl Ataköy as two phases of 20-storey towers: 628 flats in the East phase and 770 in the West. Layouts run from 1+1 to 5+1, so 'what does a 3+1 at Sea Pearl go for' has no single answer. Here is how we read the spread, heaviest factor first:
- Which phase. Kuzu Grup markets the East and West phases as two separate projects, while the portals list them as one. The East phase came first and has 628 flats; the West has 770 in four blocks, at 114–463 m² on the developer's figures. Naming the phase in the advert tells an applicant the building's age and size band before the viewing.
- Sea, garden or city side. In 20-storey towers this close to the beach, the side a flat faces is the first thing an applicant looks for. Sea-facing flats lead and flats over the landscaped grounds come next; height widens both gaps. So we record the side and the floor together, because one without the other says little about the view.
- Layout decides who rents it. The complex holds 1+1s and 5+1 duplexes, and they do not draw on the same people. A 1+1 a walk from the beach and the rail line suits a single professional or a couple; the 4+1s, 4.5+1s and 5+1s go to families. Small flats let faster, while the large ones wait longer for the right household.
- What the service charge pays for. Every block has its own fitness centre, and the complex adds pools, a spa, a concierge and 33,000 m² of landscaped grounds. An applicant weighs all that against the monthly charge, so the advert should show both. Heating is central with heat meters, and how the winter bill is shared is usually the next question.
The neighbouring complexes the portals show alongside Sea Pearl Ataköy (Pruva 34, Selenium Ataköy, Ataköy Towers, Nef Ataköy 22, Ataköy Prestij Konakları) are useful for orientation, but they are not like-for-like comparables. So we value from inside the complex and give you the figure in writing, with its comparison table, rather than publishing a public "complex price".
