Why these ten questions?
The owners who write to us from abroad have remarkably similar problems. The flat has had the same tenant for years, the rent arrives in cash to a relative, the lease is in a drawer, nobody knows when the earthquake insurance ran out, and the property tax is assumed to be "handled". None of it is large on its own. Together it is the typical picture of a flat nobody manages on the ground.
The check exists to catch each of these before it becomes a cost. The order is deliberate: insurance and legal registration first, then tax, then money. Whenever you answer no or not sure, the guide that fixes that item appears directly under the question.
Why does "not sure" count as a gap?
Because in remote ownership an unknown item is usually an undone one. Whether DASK is valid or the property tax is paid takes a few minutes to confirm on e-Devlet; checking and clearing the item is always cheaper than guessing.
What happens if you send us your score?
The WhatsApp button prepares a short message with your score and your gap headings. You can edit it before sending. We reply the same day with what to do about each gap; there is no fee and no commitment. If you would rather have someone in Istanbul close the items for you, that is exactly what property management is for.
Repeat the check on a calendar
- March: rental income declaration.
- May and November: property tax instalments.
- Lease anniversary: the legal rent increase, notified in writing.
- DASK policy date: renewal; the policy cannot be passed to the tenant.
- Every visit: aidat arrears and the physical state of the flat.
