What drives value in this complex
Wanda Vista İstanbul is a hotel and residence tower developed by Mar Yapı and run by the Chinese hotel group Wanda Hotels & Resorts: 127 hotel rooms and 320 serviced residences in one building. The group presented the hotel, opened on 1 October 2021, as its first internationally managed hotel. In a building like this, two apartments are separated by other things before the square metres. In order:
- Is your apartment in the hotel's programme? The residences were sold as an investment that the hotel group would operate, and Wanda presents the 320 serviced apartments as part of the hotel. Whether your apartment is in the operator's letting programme today, how long it is committed and how it can leave are written in the contract you signed. It is the first document we read: whether a long-term letting is possible, and what a buyer would take over, both follow from it.
- Which tower. The complex is two towers on a shared podium: the Wanda Vista tower with the hotel and the residences, and the G Yoo residential tower beside it. A flat in each shares the address but not the product. One is a residence run with hotel services, the other an ordinary home, so we pin down the tower before anything else.
- Furnished to a hotel standard. Listing sites describe the residences as furnished to the hotel brand's standard. For a long-term tenant that is a plus, but only while the furniture and appliances are in good order: a tenant will not pay for an apartment worn by hotel use what they would pay for one in handover condition. That is why we ask about condition item by item, with photographs.
- One bedroom or two. The residences come as one- and two-bedroom apartments. A one-bedroom suits a single professional or a couple working along the Basın Ekspres corridor; a two-bedroom goes to a family. They are two tenant pools, and the advert is written for one of them.
The neighbouring complexes the portals show alongside Wanda Vista İstanbul (Hayat City Mahmutbey, Flat 24, Karmar Sakura) are useful for orientation, but they are not like-for-like comparables. So we value from inside the complex and give you the figure in writing, with its comparison table, rather than publishing a public "complex price".
