What drives value in this complex
İstwest appears under one name on the portals but it is not one product. It was built on the former Altınyıldız factory site, on roughly 70,000 m², and blocks of 3, 6, 14 and 19 storeys stand side by side. That is why "what does a 2+1 at İstwest go for" has no single answer. This is how we read the spread, in order of weight:
- Which block. A flat in a three-storey block and one on an upper floor of a nineteen-storey tower are not the same product at the same m². One sits at garden level and is quiet; the other has a view and depends on the lifts. It is the first thing we ask.
- Floor and aspect. In the tall blocks the floor is decisive; units facing the gardens or the pool lead those facing the main road and the car park.
- Proximity to the shopping centre cuts both ways. On-site retail is a genuine draw for an applicant, but on the lower floors closest to the commercial units the noise and footfall get asked about. Which effect dominates has to be answered unit by unit, not for the complex.
- Layout, read as actual use. The complex runs from 1+0 studios up to 4+1, and these do not draw on the same tenant pool: studios go to single professionals, the larger layouts to families. Small units let quickly but turn over quickly; the larger ones are the reverse.
- Central heating. For an applicant this means one thing: how the winter bill arrives. If the advert is not explicit about it, the question comes at the viewing, which is where the negotiation then starts.
- Timing. August and September are the busiest letting months because of the school and university calendar. Every month a flat sits empty costs roughly 8% of a year's rent.
The neighbouring complexes the portals show alongside İstwest (Nef Bahçelievler, RAMS Garden Bahçelievler, Pearl Garden, Güzelkent, Ata Sitesi) are useful for orientation. But their amenities and block structure differ enough that they are not like-for-like comparables. So we value from inside the complex and give you the figure in writing, with its comparison table, rather than publishing a public "complex price".
