What sets the rent on a first letting
Valuing a flat in a newly delivered complex works differently from valuing one in an established complex. There is no letting history, few comparables, and the figures visible on the portals are still asking prices rather than completed ones. At RAMS Garden Bahçelievler we work through it in this order:
- Never occupied, or already lived in. A flat nobody has lived in carries a measurable premium at the viewing, but only if it has been through a handover clean and the paintwork is unmarked. A flat that has sat shut for two years does not read as new, and losing that premium costs twice over, because it also keeps the listing waiting.
- Appliances and kitchen fit-out. This is the most negotiated item in a new complex: whether the built-in appliances stay, whether the wardrobes were fitted. Stating it plainly in the advert does not narrow the pool. It brings the serious applicants forward.
- Floor and aspect. Across the 11 blocks, units facing the landscaping and the woodland side lead those facing the retail arcade and the car park. Upper floors open out over Bahçelievler's rooflines; on the lower floors the green space itself becomes the advantage. These do not cancel out. They attract different tenants.
- Layout: there are no small flats here. Apartments run 105–307 m² and the layouts are 2+1, 3+1, 4+1. The tenant pool is therefore families and the upper income bracket from the outset; the crowd looking for a studio or a one-bedroom is simply not here. That lengthens the void period but lowers turnover: the right tenant stays.
- Smart home and amenities. The indoor and outdoor pools, tennis court, spa, Turkish bath and jogging track bring a tenant to the complex; when they choose between flats they pay for floor and aspect. An advert that conflates the two waits a long time at a high price.
Set the first lease too low and that figure follows you for years
This is the point we explain most often here. Under article 344 of the Turkish Code of Obligations, the increase on a renewal is capped at the twelve-month average CPI. So the figure in your first lease is the floor under every future ceiling. A first rent agreed below the market cannot catch up through the annual legal increase; the gap does not close, it widens. Dropping ten percent in a hurry to avoid a void saves you one month's rent in year one and costs you every month for the next five.
The opposite is equally true: holding out for an unrealistic figure for months is just as expensive, because lost rent never comes back. The right answer is a fast result inside a narrow band.
