For owners in the complex: what drives rent and sale value at Mevsim İstanbul Kağıthane, and why a loft and a standard flat are priced apart.

What drives value in this complex

Mevsim İstanbul Kağıthane is compact: three 10-storey blocks with 181 flats, plus 30 loft flats that form a market of their own. Layouts run from a 93 m² 2+1 to a 257 m² 3+1, so 'what does a 3+1 go for?' has no single answer. What moves the price, in order of weight:

  • Loft or standard flat. There are only 30 lofts, so a loft is priced from the few that have let or sold. A standard flat of the same size is not its comparable. We ask about it before anything else.
  • Size, not the layout name. A 2+1 here can be anywhere from 93 to 152 m², and a 3+1 from 143 to 257 m². The largest 2+1s are bigger than the smallest 3+1s, and the largest 3+1s outsize every 4+1 (249–255 m²). So we compare by size first and room count second.
  • Block, floor and the forest view. The developer describes the complex as having Belgrad Forest views. In 10-storey blocks, whether a given flat has that view comes down to its block, floor and aspect. Two flats of the same layout can be priced well apart on that alone.
  • Built for households. There are no studios or 1+1s: the smallest flat is a 93 m² 2+1. So the complex does not compete for single tenants; its flats suit couples and families. Those tenancies tend to run longer, but finding the right household takes longer too.
  • Timing. With Nişantaşı University about 1.5 km away, applicants tied to it start looking before the academic year begins. A flat that comes free in spring can wait longer for the right tenant, and an empty month's rent does not come back.

The neighbouring complexes the portals show alongside Mevsim İstanbul Kağıthane (Dora Vadi, Porta Vadi, Anıl Park Evleri, Pelit Levent) are useful for orientation, but they are not like-for-like comparables. So we value from inside the complex and give you the figure in writing, with its comparison table, rather than publishing a public "complex price".

Service charge (aidat): we confirm the figure before the advert goes live

Mevsim İstanbul Kağıthane sits in Hamidiye, on Alp Sokak, and the developer places it next to the TEM motorway. What shapes the tenant pool here is access. Maslak is about 7 km away, the Axis AVM shopping centre about 2.5 km and Nişantaşı University about 1.5 km.

Being within reach of Maslak's office towers widens the pool to people who work there and want a family-size flat outside the business district. The university widens it to academic and administrative staff and, if you accept them, students sharing one of the larger flats.

For an owner, the first decision is whether to accept sharers. They widen the pool for the larger layouts, but they change the wear on the flat and how the lease is written. The second is the advert, which has to sell the commute as well as the flat. A Maslak commuter asks about the drive; a family asks about the indoor pool, the play areas and parking.

The complex is complete, with central heating and underfloor heating. In the valuation we ask whether the kitchen and bathrooms are still as delivered, which appliances stay with the flat, and its exact size.

Thinking of selling?

A sale at Mevsim İstanbul Kağıthane differs from a letting in two ways, and each can work for or against you:

  • There is little to compare with, so the evidence has to be exact. A complex this size sees few sales in a year, and a loft may have no recent sale to compare with at all.   • Your competition is other owners, not the developer. The portals show the project as 100% sold, so there is no developer stock left to undercut you. A buyer lines up owners' flats side by side. The price has to come from achieved sales rather than asking prices, or the listing sits.

How it works if you live abroad
