What drives value in this complex
Rams City Haliç is one name on the portals, but it is being built and handed over in phases. Phase 1 alone is 603 flats in eight blocks, and the developer counts 1,772 flats across the project. So a 2+1 here has no single price; in order of weight, this is what separates one flat from the next:
- Which phase, and how far along it is. Phase 1 handovers are under way, and the developer scheduled phase 2 for 2026. A flat with its keys handed over can be viewed, let and lived in today. In a phase still being delivered, your flat competes with new flats the developer is still selling.
- Block and floor. Phase 1's eight blocks are ground + 10 or ground + 11 floors. At the same size, a ground-floor flat and one near the top differ in light, privacy and outlook. Which block and which floor are the first two things we ask.
- Layout, and how many like it there are. Of the 603 flats in phase 1, 268 are 2+1s, so a 2+1 faces the most like-for-like competition. The 5+1 is the reverse, with 20 in the phase: few comparables and a narrower pool. Smaller layouts draw singles and couples; 3+1s and up draw families.
- The TEM motorway cuts both ways. It is 270 metres from the site, a strong draw for an applicant who drives to work. On the side facing the motorway, applicants may ask about traffic noise at the viewing. Which effect wins depends on block and aspect, so we judge it flat by flat.
- Timing against the handovers. The developer scheduled phase 2 for 2026. When a phase is handed over, many new and similar flats reach the letting market in the same months. An advert placed before or after that wave, not in the middle of it, faces less direct competition.
The neighbouring complexes the portals show alongside Rams City Haliç (Forev Modern Haliç, Via Life Eyüp, New Eyüp, Baharyaka Eyüpsultan) are useful for orientation, but they are not like-for-like comparables. So we value from inside the complex and give you the figure in writing, with its comparison table, rather than publishing a public "complex price".
