What drives value in this complex
Sur Yapı Topkapı Evleri carries one name on the portals, but it is not one product. Eight blocks of 3 to 11 storeys stand around inner courtyards and hold 56 different flat types. So 'what does a 2+1 go for there?' has no single answer. These are the differences that matter, heaviest first:
- Which block and which floor. In a three-storey block a flat sits close to the courtyard. On the upper floors of an eleven-storey block it gains light and outlook but depends on the lifts. It is the first thing we ask.
- Courtyard side or street side. The blocks are built around inner courtyards, so the next question is which way a flat faces. Rooms on the courtyard side look inward, away from the traffic; rooms on the outer face look out onto the street. We ask which side the living room and bedrooms face.
- Size and plan, not the room count. The 56 flat types run from 49 to 456 m², so two flats sold under the same label can differ markedly in size and plan. We value from the gross area and the floor plan, not from '2+1' or '3+1'.
- A covered parking space. Sur Yapı lists 268 covered and 32 open spaces for 224 flats and 29 shops. With the E-5 this close, a tenant who drives asks about parking early. Whether a covered space comes with your flat belongs in the advert.
The neighbouring complexes the portals show alongside Sur Yapı Topkapı Evleri (Ert Plus Topkapı, Samatya Konakları, Kordon İstanbul, Benesta Podio Bahçelievler) are useful for orientation, but they are not like-for-like comparables. So we value from inside the complex and give you the figure in writing, with its comparison table, rather than publishing a public "complex price".
