What Is Your 5. Levent Kiptaş Apartment Worth?

For owners of flats from KİPTAŞ's share of 5. Levent: which site your flat is in, what sets its rent and sale value, and what a KİPTAŞ contract means for a sale.

This page covers the two KİPTAŞ sites in 5. Levent, what drives value in them, and how letting or selling works if you live outside Istanbul.

What drives value in this complex

When Torunlar GYO built 5. Levent on KİPTAŞ land under a 2013 land-for-flats contract, KİPTAŞ, the Istanbul municipality's housing company, received 45.72% of the building area. Among what Torunlar built for KİPTAŞ are two KİPTAŞ sites on their own parcels: Güzeltepe Sitesi, the KİPTAŞ phase beside Torunlar's estate, and the four-block Bayramoğlu Sitesi. The portals list both as "Kiptaş 5. Levent". We read value in this order:

  • Which site, by name. The portals use "Kiptaş 5. Levent" for both KİPTAŞ sites, and sometimes for flats in Torunlar's estate next door, which has a sand-beach pool and a spa. An applicant who expects those and finds a different complex is lost at the viewing. So the advert names the site, and the valuation compares like with like.
  • Next to the big estate, not inside it. Güzeltepe Sitesi shares a boundary with Torunlar's 17-block estate, but it is a separate parcel with its own condominium title and its own management. Whether its residents may use the neighbours' facilities is for the managements to say, and we settle it before the advert goes up, not at the viewing.
  • Block and floor. Güzeltepe Sitesi's blocks run from 11 to 17 storeys, and Bayramoğlu's four blocks have 13 each. Height, aspect and how close a block stands to the TEM side road separate two flats of the same layout.
  • The university next door. Haliç University's 5. Levent campus is about 25 m from Güzeltepe Sitesi. For the smaller layouts that puts university staff and students among the applicants, and they ask about the walk to the campus first.
  • Tram, metro and bus. The T5 tram's terminus, Alibeyköy Cep Otogarı, is about 300–500 m in a straight line from Güzeltepe Sitesi and about 250 m from Bayramoğlu Sitesi, and the M7 metro at Alibeyköy about 1 km from Güzeltepe Sitesi (our measurements from map data). City buses stop at both sites, including the TM5 feeder to Alibeyköy metro. The advert gives the walk as we time it.

The neighbouring complexes the portals show alongside 5. Levent Kiptaş (5. Levent Torunlar, 5. Levent Korupark, Finanskent, Yeniköy Konakları) are useful for orientation, but they are not like-for-like comparables. So we value from inside the complex and give you the figure in writing, with its comparison table, rather than publishing a public "complex price".

Service charge (aidat): we confirm the figure before the advert goes live

We do not publish a service-charge figure for 5. Levent Kiptaş on this page. The charge is set by the management, changes at least once a year and differs by layout; copying an old figure off the internet is the sort of mistake every owner in the complex would catch at a glance. What we do instead: before the advert is written we get that month's figure for your layout from the management, put it in the advert, and quote the same number to every applicant who asks at a viewing.

This matters more than it sounds. After the rent, the service charge is the first thing an applicant asks about, and one that is missing from the advert starts a negotiation you did not need. In a Turkish tenancy the tenant normally pays it; the detail is in our guide on who pays the aidat. If you already know your complex's current figure, put it in the note with your valuation request and we will work from it.

What living in 5. Levent brings

5. Levent is one urban-renewal district on the TEM motorway at Alibeyköy: KİPTAŞ assembled about 516,000 m² from 2011, and Torunlar won its tender in 2013. It now holds Torunlar's 17-block estate, Torunlar's second phase 5. Levent Korupark and the two KİPTAŞ sites, each on its own parcel. Güzeltepe Sitesi was KİPTAŞ's own share; Bayramoğlu Sitesi was built for the households rehoused from the renewal area.

5. Levent became a neighbourhood of its own in January 2021, split from Güzeltepe. KİPTAŞ's own records still name the site "5. Levent Güzeltepe", and older deeds may say Güzeltepe or Eyüp.

Within a short walk of both sites are Haliç University's campus, Mimar Sinan primary and middle school, Vatan Anatolian high school, the neighbourhood's family health centre and a mosque. In the advert we give the walk to each.

For the valuation we ask which site and block the flat is in, the floor, the layout and gross area, whether the deed is already in your name, and whether the flat will be let furnished or unfurnished.

Thinking of selling?

A sale at 5. Levent Kiptaş differs from a letting in two ways, and each can work for or against you:

  • Deed in your name, or still with KİPTAŞ? Under KİPTAŞ's published rules, KİPTAŞ stays the legal owner under the sale-promise contract (satış vaadi) until the deed is registered. Before that, a sale is a transfer through KİPTAŞ's own office: it needs a no-debt letter from the site management and carries a KİPTAŞ fee. Once the deed is in your name and the debt is paid, it is an ordinary land-registry sale. The land registry shows both sites in condominium title today; whether the deed for your flat is already in your name is the first thing we check.
  • The minimum period in your contract. KİPTAŞ's rules allow a resale only after the minimum period written in the sale contract, and that period differs between projects. We read your contract before the advert goes up, so no buyer is shown a flat that cannot yet be transferred.

Tick "sell it" on the valuation request and the appraisal comes back with sale comparables rather than rental ones, or with both if you are undecided. Worth reading first: selling your Istanbul property from abroad and why the declared price on the deed matters.

How it works if you live abroad

If your flat is at 5. Levent Kiptaş and you live outside Istanbul or abroad, the process is built to run remotely, and you do not need to travel:

  • Valuation. A written market appraisal (not an SPK report) within one business day, from the layout, gross and net area, floor, aspect, kitchen and bathroom condition, air-conditioning and furnishing. If you are undecided between letting and selling we give you both figures; we have also written on what a yield actually tells you.
  • Keys. If the keys are with a relative in Istanbul, the site management or a property-management firm, we collect them against your signed key release letter and issue a handover record.
  • Listing authorisation. With an e-Devlet login you give us the EİDS authorisation online in a few minutes, from anywhere (step by step). Without one, EİDS for foreign owners explains the routes open today.
  • If your title deed does not show in e-Devlet. Bought as a foreigner and later became a Turkish citizen? The deed usually stays under your old identity, and the listing authorisation cannot be given. We run the identity match and then the removal of the three-year no-sale annotation for you. We have completed both in a single day at the land registry.
  • Photography and advertising. Professional photography, a boosted listing on our sahibinden.com store and applicant pre-screening; we run the viewings and send you a note after each one.
  • Lease and collection. Rent is paid through a bank. For signature there are three routes: a power of attorney at your nearest Turkish consulate, a wet-ink copy by courier, or the e-Devlet rental contract. On a sale the deed transfer runs on a power of attorney; see selling from abroad.

Finding a tenant costs you nothing: the letting fee is paid by the tenant. On a sale you pay our fee only when the sale completes, and we do not ask for exclusivity. If you want us to run the flat after the letting, property management starts at 5% of the rent collected: rent, repairs, the compulsory DASK earthquake insurance and the property-tax calendar in one place.

Frequently Asked

Questions about 5. Levent Kiptaş

What do flats at 5. Levent Kiptaş rent or sell for?

We do not publish a public 'complex price'. The two KİPTAŞ sites differ from each other and from Torunlar's estate next door, and the portals mix all three. Send us your site, block, floor, layout and gross area. Within one business day we reply with a written market appraisal (not an SPK report) and its comparison table. It is yours alone and is never published.

Which site is my flat in?

Look at the ada and parsel on your deed. Ada 1043, parsel 12 is Güzeltepe Sitesi, the KİPTAŞ phase beside Torunlar's estate; ada 1043, parsel 8 is Bayramoğlu Sitesi. Ada 1043, parsel 11 is Torunlar's own estate, whatever the portal calls it. Older papers may show a different parcel number or the neighbourhood Güzeltepe. Send us the two numbers and we tell you which site it is.

I bought from KİPTAŞ. Am I allowed to let the flat?

KİPTAŞ's published rules deal with when a flat may be sold or transferred, not with letting, and we have found no KİPTAŞ rule against letting. What binds you is your own contract, so we read it with you before the advert goes up.

How much is the aidat (the building's monthly service charge) at 5. Levent Kiptaş?

We do not publish a figure. Each site's management sets its own, it changes at least once a year and it differs by layout. Before your advert is written we get that month's figure for your layout and put it in the advert. In a Turkish tenancy the tenant normally pays it.

I live outside Istanbul or abroad. Can you let or sell my flat for me?

Yes, without a trip to Istanbul. We collect the keys from a relative or the building management on your signed key release letter and record the handover. You give the listing authorisation on e-Devlet if you have access (a Turkish ID number, or a foreigner number starting with 99); without access, owners usually give a power of attorney at a Turkish consulate. On a letting the tenant pays our fee; on a sale you pay only when it completes. We do not ask for exclusivity.
