What Is Your 5. Levent Korupark Apartment Worth?

For owners in Torunlar's newest 5. Levent phase: what sets the rent and the sale value in blocks where the developer is still selling flats.

This page covers what drives value at 5. Levent Korupark, how a letting is set in a complex this new, and how the process works if you live abroad.

What drives value in this complex

5. Levent Korupark is the second and last phase of Torunlar GYO's 5. Levent, on its own parcel beside the first phase and the TEM motorway in Eyüpsultan: 744 flats from one- to four-bedroom, in seven blocks, one of them branded "Residence". Torunlar's reports put the first large handovers in late 2024, and the deeds became full condominium title in February 2026. We read value in this order:

  • Block and floor. The permits give the seven blocks 19 to 24 storeys, and Torunlar lists twelve layouts of 80 to 220 m². Two flats of the same layout differ by block, height and the way they face, so we ask about all three first.
  • The Residence block. Torunlar brands one of the seven blocks "Residence", and resale adverts use the name for flats from one-bedroom up. Whether that block comes with services the others do not have changes who the advert speaks to, so we confirm with the management what its aidat pays for before the advert is written.
  • Korupark's own facilities. Korupark has its own management plan and its own indoor and outdoor pools, gym, sauna and steam room, tennis court and pitches. The 5. Levent Çarşı shopping street, with its supermarket and cafés, is on the first phase's parcel next door. A tenant weighing the two phases asks what the aidat covers, and we answer from the management, not from the brochure.
  • The tram below the site. The T5 tram's terminus, Alibeyköy Cep Otogarı, is about 200 m in a straight line from Korupark's lower entrance, and the M7 metro at Alibeyköy about 1.2 km (our measurements from map data). The walk depends on the gate and the slope, so in the advert we give it as we time it from your block.
  • New flats still arriving. Torunlar's mid-2026 report still puts its falling stock down to deliveries in this phase, so newly handed-over flats keep reaching the market in the same blocks. The flat that goes out with good photographs and a sound price lets before the rest.

The neighbouring complexes the portals show alongside 5. Levent Korupark (5. Levent Torunlar, 5. Levent Kiptaş, Finanskent, Yeniköy Konakları) are useful for orientation, but they are not like-for-like comparables. So we value from inside the complex and give you the figure in writing, with its comparison table, rather than publishing a public "complex price".

Service charge (aidat): we confirm the figure before the advert goes live

We do not publish a service-charge figure for 5. Levent Korupark on this page. The charge is set by the management, changes at least once a year and differs by layout; copying an old figure off the internet is the sort of mistake every owner in the complex would catch at a glance. What we do instead: before the advert is written we get that month's figure for your layout from the management, put it in the advert, and quote the same number to every applicant who asks at a viewing.

This matters more than it sounds. After the rent, the service charge is the first thing an applicant asks about, and one that is missing from the advert starts a negotiation you did not need. In a Turkish tenancy the tenant normally pays it; the detail is in our guide on who pays the aidat. If you already know your complex's current figure, put it in the note with your valuation request and we will work from it.

What living in 5. Levent brings

Korupark is the last phase of 5. Levent, the district Torunlar built after winning KİPTAŞ's 2013 tender for about 516,000 m² of urban-renewal land at the TEM motorway's Alibeyköy junction. The first phase, lived in since 2018, is directly to the east, and KİPTAŞ's own blocks are along the same road. Each is a separate complex with its own parcel and management.

The neighbourhood was split from Güzeltepe in January 2021, and Korupark's parcel was renumbered from 858/2 to 1043/2. Older contracts and some portals still say Güzeltepe or show the old number, so check what your own deed says before a sale.

Haliç University's 5. Levent campus is close by, and Torunlar puts Levent and Maslak about 7 km away. Torunlar markets Korupark in English, and agents abroad have listed it in Arabic and Russian, so some owners follow their flat from outside Turkey. A letting or a sale can run without a trip to Istanbul.

For the valuation we ask about the block, the floor, the aspect, the layout and gross area, whether the flat is in the Residence block, whether it will be let furnished or unfurnished, and whether a parking space comes with it.

Thinking of selling?

A sale at 5. Levent Korupark differs from a letting in two ways, and each can work for or against you:

  • You are selling alongside the developer. Torunlar still held 165 homes and 20 shops in Korupark at 30 June 2026, and its project page still says sales continue. A buyer can set your flat against the developer's units and its payment plans. We build the price from completed sales, not from asking prices.
  • Condominium title since February 2026. The deeds moved from kat irtifakı, the construction-stage title, to kat mülkiyeti, full condominium title, on 25 February 2026. That answers the first question a buyer's lawyer and a lending bank ask. We still check what your own deed shows before the advert goes up.

Tick "sell it" on the valuation request and the appraisal comes back with sale comparables rather than rental ones, or with both if you are undecided. Worth reading first: selling your Istanbul property from abroad and why the declared price on the deed matters.

How it works if you live abroad

In a branded complex like 5. Levent Korupark a large share of owners do not live in Istanbul. The process is built to run remotely from the start, and you do not need to travel:

  • Valuation. A written market appraisal (not an SPK report) within one business day, from the layout, gross and net area, floor, aspect, kitchen and bathroom condition, air-conditioning and furnishing. If you are undecided between letting and selling we give you both figures; we have also written on what a yield actually tells you.
  • Keys. If the keys are with a relative in Istanbul, the site management or a property-management firm, we collect them against your signed key release letter and issue a handover record.
  • Listing authorisation. With an e-Devlet login you give us the EİDS authorisation online in a few minutes, from anywhere (step by step). Without one, EİDS for foreign owners explains the routes open today.
  • If your title deed does not show in e-Devlet. Bought as a foreigner and later became a Turkish citizen? The deed usually stays under your old identity, and the listing authorisation cannot be given. We run the identity match and then the removal of the three-year no-sale annotation for you. We have completed both in a single day at the land registry.
  • Photography and advertising. Professional photography, a boosted listing on our sahibinden.com store and applicant pre-screening; we run the viewings and send you a note after each one.
  • Lease and collection. Rent is paid through a bank. For signature there are three routes: a power of attorney at your nearest Turkish consulate, a wet-ink copy by courier, or the e-Devlet rental contract. On a sale the deed transfer runs on a power of attorney; see selling from abroad.

Finding a tenant costs you nothing: the letting fee is paid by the tenant. On a sale you pay our fee only when the sale completes, and we do not ask for exclusivity. If you want us to run the flat after the letting, property management starts at 5% of the rent collected: rent, repairs, the compulsory DASK earthquake insurance and the property-tax calendar in one place.

Frequently Asked

Questions about 5. Levent Korupark

What do apartments at 5. Levent Korupark rent or sell for?

We do not publish a public 'complex price'. Korupark has twelve layouts in seven blocks, two flats of the same layout can differ on block, floor and aspect, and with the complex this new the comparables are still forming. Send us your block, floor, layout and gross area. Within one business day we reply with a written market appraisal (not an SPK report) and its comparison table. It is yours alone and is never published.

Can my tenant use the first phase's pools and facilities?

We do not promise it in an advert. Korupark stands on its own parcel under its own management plan, registered in 2023, with its own pools, gym and pitches; the first phase has had a separate plan since 2018. Whether one phase's residents may use the other's facilities is for the managements to decide. We confirm it before the advert goes up, so no tenant is promised something the aidat does not pay for.

How much is the aidat (the building's monthly service charge) at 5. Levent Korupark?

We do not publish a figure. The management sets it, it changes at least once a year and it differs by layout. Before your advert is written we get that month's figure for your layout and put it in the advert. In a Turkish tenancy the tenant normally pays it.

Can I let the flat by the night or the week?

Not through us: we handle long-term tenancies only. Since 2024, letting a home for 100 days or less needs a permit under Law No. 7464, and a flat in a condominium also needs the unanimous written consent of every flat owner in the building. So we value the flat for a long-term tenant.

I live abroad. Can you let or sell my apartment for me?

Yes, without a trip to Istanbul. We collect the keys from a relative or the building management on your signed key release letter and record the handover. You give the listing authorisation on e-Devlet if you have access (a Turkish ID number, or a foreigner number starting with 99); without access, owners usually give a power of attorney at a Turkish consulate. On a letting the tenant pays our fee; on a sale you pay only when it completes. We do not ask for exclusivity.
