5. Levent, Eyüpsultan · Torunlar GYO, phase 1

What Is Your 5. Levent Torunlar Apartment Worth?

For owners in Torunlar's 17-block first phase of 5. Levent: what sets the rent and the sale value block by block, and how letting or selling works from abroad.

This page covers what drives value at 5. Levent Torunlar, how it differs from the complexes around it, and how the process works if you live abroad.

What drives value in this complex

5. Levent Torunlar is the first phase of 5. Levent, which Torunlar GYO built on land owned by KİPTAŞ, the Istanbul municipality's housing company, at the TEM motorway's Alibeyköy junction in Eyüpsultan: 17 blocks, around 50 layouts from one- to four-bedroom, lived in since 2018. The 2016 floor plans run from about 73 to 215 m² gross. We read value in this order:

  • Block and height. The tallest blocks, A1 and A2 above the shops, rise 25 storeys above ground, and the others are lower. A view opens with height, and the side a flat faces decides what that view is. Two flats of the same layout can differ more by block and floor than by size.
  • Around 50 layouts. Torunlar built some 50 flat types here, with garden-floor flats in several blocks and no duplexes. A portal search by room count puts them all in one list, so the advert opens with what your layout has that the next one lacks: the garden, the corner, the second bathroom.
  • The estate's own facilities. This phase has its own pool with a sand beach, children's pools, a spa with a hamam and sauna, a gym and studios, courts and running paths, and its parking is underground. The 5. Levent Çarşı shopping street, with a supermarket and cafés, stands on the same parcel. For a family, these are the reasons to choose this estate over a flat across the road, and the advert shows them.
  • Tram and metro below the hill. The T5 tram's terminus, Alibeyköy Cep Otogarı, is about 450–550 m in a straight line from the middle of the estate, and the M7 metro at Alibeyköy about 1.2–1.4 km (our measurements from map data). The project's architect spoke of a 50 m level difference down to the lines, so the walk depends on the gate you use. In the advert we give it as we time it from your block.
  • Several adverts at once. Torunlar alone offered about 2,100 flats for sale here, so several flats of the same layout are often on the market at the same time. What sets yours apart has to show in the first photographs and the first lines of the advert, and the price comes from completed lettings, not from the other adverts.

The neighbouring complexes the portals show alongside 5. Levent Torunlar (5. Levent Korupark, 5. Levent Kiptaş, Finanskent, Yeniköy Konakları) are useful for orientation, but they are not like-for-like comparables. So we value from inside the complex and give you the figure in writing, with its comparison table, rather than publishing a public "complex price".

Service charge (aidat): we confirm the figure before the advert goes live

We do not publish a service-charge figure for 5. Levent Torunlar on this page. The charge is set by the management, changes at least once a year and differs by layout; copying an old figure off the internet is the sort of mistake every owner in the complex would catch at a glance. What we do instead: before the advert is written we get that month's figure for your layout from the management, put it in the advert, and quote the same number to every applicant who asks at a viewing.

This matters more than it sounds. After the rent, the service charge is the first thing an applicant asks about, and one that is missing from the advert starts a negotiation you did not need. In a Turkish tenancy the tenant normally pays it; the detail is in our guide on who pays the aidat. If you already know your complex's current figure, put it in the note with your valuation request and we will work from it.

What living in 5. Levent brings

5. Levent was built as one urban-renewal district: in 2013 Torunlar won KİPTAŞ's land-for-flats tender for about 516,000 m² beside the TEM at Alibeyköy. Today it holds several separate complexes, each on its own parcel: this first phase, Torunlar's second phase 5. Levent Korupark next to it, and KİPTAŞ's own blocks. The portals mix the names, and "Kiptaş 5. Levent" is sometimes used for flats in this estate, so we name the complex correctly in the advert and in the comparison.

5. Levent became a neighbourhood of its own in January 2021, split from Güzeltepe. Older contracts and some portals still say Güzeltepe, Alibeyköy or Eyüp, while the deed today reads 5. Levent. Check which one your own papers show before a sale.

Haliç University's 5. Levent campus is next to the estate, and Torunlar puts Levent and Maslak about 7 km away. The project was sold abroad from the start: the 2016 catalogue was in English and Arabic, and the English campaign page was aimed at buyers in the Gulf. So some owners follow their flat from outside Turkey.

For the valuation we ask about the block, the floor, the aspect, the layout and gross area, whether it is a garden-floor flat, whether it will be let furnished or unfurnished, and whether a parking space comes with it.

Thinking of selling?

A sale at 5. Levent Torunlar differs from a letting in two ways, and each can work for or against you:

  • Full condominium title since 2019. The occupancy permits for all 17 blocks date from May 2018, and the deeds became kat mülkiyeti, full condominium title, in May 2019. That answers the first question a buyer's lawyer and a lending bank ask. We still read your own deed before the advert goes up, including the neighbourhood it names.
  • Your rivals are other owners. Torunlar's mid-2026 report shows only eight flats in this phase still in its hands, besides shops. A buyer compares your flat with other owners' resale flats in the estate and with the new flats in Korupark next door. We build the price from completed sales, not from asking prices.

Tick "sell it" on the valuation request and the appraisal comes back with sale comparables rather than rental ones, or with both if you are undecided. Worth reading first: selling your Istanbul property from abroad and why the declared price on the deed matters.

How it works if you live abroad

In a branded complex like 5. Levent Torunlar a large share of owners do not live in Istanbul. The process is built to run remotely from the start, and you do not need to travel:

  • Valuation. A written market appraisal (not an SPK report) within one business day, from the layout, gross and net area, floor, aspect, kitchen and bathroom condition, air-conditioning and furnishing. If you are undecided between letting and selling we give you both figures; we have also written on what a yield actually tells you.
  • Keys. If the keys are with a relative in Istanbul, the site management or a property-management firm, we collect them against your signed key release letter and issue a handover record.
  • Listing authorisation. With an e-Devlet login you give us the EİDS authorisation online in a few minutes, from anywhere (step by step). Without one, EİDS for foreign owners explains the routes open today.
  • If your title deed does not show in e-Devlet. Bought as a foreigner and later became a Turkish citizen? The deed usually stays under your old identity, and the listing authorisation cannot be given. We run the identity match and then the removal of the three-year no-sale annotation for you. We have completed both in a single day at the land registry.
  • Photography and advertising. Professional photography, a boosted listing on our sahibinden.com store and applicant pre-screening; we run the viewings and send you a note after each one.
  • Lease and collection. Rent is paid through a bank. For signature there are three routes: a power of attorney at your nearest Turkish consulate, a wet-ink copy by courier, or the e-Devlet rental contract. On a sale the deed transfer runs on a power of attorney; see selling from abroad.

Finding a tenant costs you nothing: the letting fee is paid by the tenant. On a sale you pay our fee only when the sale completes, and we do not ask for exclusivity. If you want us to run the flat after the letting, property management starts at 5% of the rent collected: rent, repairs, the compulsory DASK earthquake insurance and the property-tax calendar in one place.

Frequently Asked

Questions about 5. Levent Torunlar

What do apartments at 5. Levent Torunlar rent or sell for?

We do not publish a public 'complex price'. There are around 50 layouts across 17 blocks, and two flats of the same layout can differ on block, floor and aspect. Send us your block, floor, layout and gross area. Within one business day we reply with a written market appraisal (not an SPK report) and its comparison table. It is yours alone and is never published.

Are 5. Levent Torunlar, Korupark and Kiptaş 5. Levent the same complex?

No. They share a neighbourhood and an urban-renewal history, not a site. Torunlar's 17-block first phase, its second phase 5. Levent Korupark and KİPTAŞ's own blocks stand on separate parcels, each with its own management plan and its own facilities. Portals sometimes label flats here "Kiptaş 5. Levent" too; ada 1043, parsel 11 on the deed shows the flat is in this estate.

How much is the aidat (the building's monthly service charge) at 5. Levent Torunlar?

We do not publish a figure. The management sets it, it changes at least once a year and it differs by layout. Before your advert is written we get that month's figure for your layout and put it in the advert. In a Turkish tenancy the tenant normally pays it.

My flat is let. Can I sell it with the tenant in, or raise the rent?

Both. A sale does not end the lease: the buyer becomes the landlord under it. A buyer who wants to move in can end it only within the legal time limits after the purchase, with written notice. On a renewal, the increase on a home cannot exceed the 12-month average of CPI that TÜİK publishes. We value the flat both ways, tenanted and vacant.

I live abroad. Can you let or sell my apartment for me?

Yes, without a trip to Istanbul. We collect the keys from a relative or the building management on your signed key release letter and record the handover. You give the listing authorisation on e-Devlet if you have access (a Turkish ID number, or a foreigner number starting with 99); without access, owners usually give a power of attorney at a Turkish consulate. On a letting the tenant pays our fee; on a sale you pay only when it completes. We do not ask for exclusivity.
